Maintenance on air conditioners is the same as most other machinery, it enables future possible faults from occurring and prolongs the life of the equipment. And for hygiene it is an absolute necessity, if I was to tell you that the contents of the filter debris from a standard air conditioning system comprised of skin and hair follicles, bacteria, dust and viral particles and much more, this is when you would probably stop to think when was the last time we had our unit serviced. Routine air conditioner maintenance can look like a very fruitless operation as you don’t really see much change for your hard earned dollar. We have created a list of checks and functions that you can control and a more detailed account of what we carry out in a standard air conditioning maintenance.

Remove and clean A/C filters- the best way to clean the filters is by washing out using a garden hose and leaving to dry in the sun.
Keeping the air conditioner condenser free from obstructions- make sure nothing is placed in front or behind the A/C unit as it will struggle to cool the compressed gas, all plants around the unit should be kept to a minimum and the rear coil of the air con unit free from dirt and debris, this can be gently washed off after turning off the power supply. Do not be tempted to box them in.
Correct temperature settings can cause nuisance service calls, call us for advice if you are not sure of your control functions and we will endeavour to send you a service manual for your air conditioning controller. Always check the batteries!!!
Rodents and geckos can cause a large amount of destruction especially in the pc boards, they enjoy the warm temperatures and can destroy air conditioning components even chewing through cables- look for tell tale signs like nesting materials and droppings.
Water leaks on air con systems can cause untold damage and attract white ants. Very common and very easy to maintain- using a wet vac find the outlet of your drain and every six months create a good seal around it and vac it out. It’s always good if you notice water trickling out of your drain when running in cooling mode.
Oil leaks- if you notice oil leaks around the service valves on the air conditioning condenser this could indicate a leak wipe it away and see if it reappears. If it does it is probably best to get it checked as refrigerant costs are expected to increase with the new carbon tax.
Water marks across your ceiling can often indicate poor insulation around the pipes causing moisture in the air to condensate and drip.
Check for corrosion of indoor and outdoor air conditioning units.

We check gas levels and operating pressures using specialist tools, we calculate the pressure temperature relationship to gain an in-depth picture of your a/c system.
Removing all covers we check electrical components for visual signs of failure and infestation. All interconnecting cable connections checked and tightened and amperages documented.
All air conditioning filters are removed and washed and the indoor fan coil chemically cleaned and anti bacterial spray infused. Drain pans and drains flushed.
Fans checked for balance, accessible bearings are lubricated and checked for signs of wear. Oil levels and belt tension checked where applicable.
All mechanical joints leak tested using sophisticated electronic leak detectors and tightened if necessary.
All data collected is documented and a copy is issued for your records.
We suggest that a major air conditioning maintenance service is carried out annually and minor filter cleans every 3 months.
